Home Value - What It Means!
If you have reached this page, you probably were searching for information
about determining the value of your home or one that you are thinking about
purchasing.

We are a registered Virginia appraisal company and all of our appraisers are
certified residential appraisers. All of our appraisals are performed as specified
by the Uniform Standards of Professional Appraisal Practice and the Virginia
Real Estate Appraiser Board. As a result of recent changes in regulations,
appraisers now have greater flexibility to adjust the scope of an assignment so
as to more closely meet an individual customer's needs.

Market Value is the term that appraisers would normally use for the value of a
residential property. The definition of Market Value is "The most probable price
which a property should bring in a competitive and open market under all
conditions requisite to a fair sale, the buyer and seller, each acting prudently,
knowledgeably and assuming the price is not affected by undue stimulus."

Assessed Value is the term that your local government uses for determining your
real estate tax bill. The definition of Assessed Value is "The dollar value of an
asset assigned by a public tax assessor for the purpose of taxation."

AVM is an abreviation for Automated Valuation Model. There are a number of
companies in the real estate related industries that provide proprietary
software and services that allow subscribers, often lenders, to utilize a
statistical database of public records. The software and database combine to
generate a "statistical value" or AVM for a given property. The property is
normally not inspected as part of the valuation. It is our opinion that AVMs are
seldom as accurate as a properly performed appraisal.

On-Line home values are similar to AVMs. There are several On-Line internet
sites that use AVM technology and allow individuals to obtain a free estimate of
their home's value. So far, coverage is spotty, but we have included the link to
one such site below. These sites should only be used as a rough starting point.
